The villa Xenia in Calpe has 6 bedrooms, 3 bathrooms and sleeps 12 people. Close to all amenities and the beach, the villa meets all the requirements for a relaxing family holiday.

Layout of the villa:

With 342 m2 of living space, the villa is distributed over two floors connected by internal stairs. On the main floor there is a large entrance hall leading to a beautiful and bright dining area with a table and space for 12 people with air conditioning, a cosy separate living room with a sofa area and TV to relax next to a nice decorative fireplace and air conditioning. One bedroom with double bed 180X200 cm and air conditioning, a second bedroom with two single beds 90/200 cm and air conditioning, a complete bathroom with shower, a third bedroom with double bed 180/200 cm and air conditioning, a second complete bathroom with bathtub, a fourth bedroom with double bed 180/200 cm and air conditioning, and the fifth bedroom with double bed 180/200 cm. (All bedrooms have built-in wardrobes; plenty of space to store clothes). A third full bathroom with shower and a new modern kitchen (October 2022) with all new appliances, including two large fridges to store all your groceries, and a laundry/drying room. In the centre of the main floor there is a beautiful central courtyard which gives the villa a lot of light and a very Mediterranean character. Going up some nice wooden stairs located in the living room, we access the sixth bedroom, a nice attic room with two 90/200 cm single beds, air conditioning and exit to a lovely terrace with beautiful sea views.

Exterior of the villa:

With 1,496 m2, the plot has two large terraces for outdoor dining with two large tables for 12 diners. The private swimming pool has a slide and is 2.80 cm deep on the side of the slide and 60 cm deep on the shallower side. The pool is heated (by prior arrangement) so that you can enjoy it all year round. There is a pleasant sunbathing area with sun loungers, a ping pong table, and several garden areas with typical Mediterranean plants.
All the indoor and outdoor furniture is summer/autumn 2022.
The villa has parking space for up to three vehicles inside and the property is fully fenced.
Sit outside in the garden and enjoy the peace while sipping your morning coffee. You can grill your favourite food on the barbecue while watching your family or friends enjoy themselves by the pool. Moments you will remember forever with your loved ones.

The villa is 900 m from the supermarket ‘Mercadona’, 900 m from the restaurant, 1.5 km from the town ‘Calpe’, 2 km from the sandy beach ‘Playa del Arenal Bol’, 2 km from the rocky beach, 5 km from the natural park ‘Parque Natural del Peñon de Ifach’ and is located in an ideal area for families and within an urbanization.
